We analysed 34 major cities in the East Bay Market.Sales of November 2009 were compared to November 2008 Median Price Change in Home Prices
The major cities that had double digit drop in median home prices as compared to last year were Lafayette (-19.31%),Walnut Creek (-18.44%),Alameda (-13.88%),Emeryville (-13.61%),Antioch (-10.07%).The good news is all other cities had single digit drops and some cities actually showed gains in home prices over last year.Oakland (12.84%),Bay Point (14.19%),Danville (16.22%),Fremont (17.64%),El Sobrante (21.54%) and Discovery Bay( 22.54%)
Median Days On Market
28 of the 34 cities actually had homes for lower median days on the market as compared to last year. That is also evident from the number of multiple offers being received on individual homes and the number of rejections Buyers received.25 cities had double digit drop in median days the homes were on the market. Pinole (-65.14%),Pacheco (-64.91%),San Lorenzo (-64.06%),Hercules (-62.97%),Bay Point ( -61.93%),Pittsburg (-51.05%)and Hercules (-50.29%)had the median days on the market down by more than half.
Homes Sold
Overall the homes sold last year in November 2008 were 2008 homes as compared to 1932 homes this year in November 2009.Some cities faced increases and some faced losses but overall the decline was not noticeable.
Where have the Bank Foreclosures gone?
It's a fact that Bank Owned listings/ homes are few to find. Everybody is scratching their heads to figure this one out. We have numbers in our report to show that Bank Foreclosures have dropped as compared to same time last year. But since the sale of homes was quite comparable to last year where did the difference come from. It most likely includes property flippers, short sales and regular sales by sellers. It is difficult to pinpoint the break down of this one.However we do have changes in Bank REO homes.29 of the 34 cities had decreased Bank Foreclosures.27 of the 29 cities had double digit decreases. Major decreases in Bank Owned properties was in Pleasanton (-68.18%),Danville (-66.41%)Dublin ( -61.54%)Fremont (-56.93%),Pinole (-56.04%),Hayward (-55.75%).

The leader in number of months of homes inventory were Pittsburg (8.25Months),Discovery Bay (8.04M),Hercules (7.31M).The lowest inventory was in El Cerrito (2.4M) Berkeley (2.87 M),Union City (4M)

The city of Chandler, Arizona was founded by Dr. A.J. Chandler. He was the first veterinary surgeon in Arizona. It grew as an agricultural community in the early 1900's. The main crops were cotton, grains and alfalfa. Farmers in the area also raised cattle, sheep and ostriches. By 1950, the town had grown so much that it reached the status of City. The population grew to 30000 in 1980. According to the current census the population has reached 238500, making it the 5th largest city in Arizona. Chandler has come a long way from its early farming roots to become a booming industrial city centered around high tech business.
The growth in the area can largely be attributed to high tech companies that have made the area home. The largest employer in the city is Intel with 9700 high tech jobs. There are other tech companies like Freescale Semiconductors, Microchip Technology and Orbital Sciences. These employers has pushed the median income for Chandler to $70500. It had a total of 25 sales pending properties which is actually the highest figure since 2007's May. Inventory has also risen but not at the same rate of sales pending.
Overall, the 25 pending sales properties in May is 39% higher (7 homes) from April and 67% (10 homes) than March. Inventory has also declined to 83 from April's 86, before it boosted to 97 by the end of May. Inventory relative to sales pending dropped to 3.9 months in May from 4.8 in April and 5.9 months in March.
Properties priced below $2 million made up 92% of Alamo's pending sales and 78% of inventory in May. This market segment had a 100% of sales pending in April and March. This is an increase to 23 in May from 18 in April and 15 in March. Inventory had dropped to 65 before rising to 76 by the end of May. Inventory relative to sales pending declined progressively to 3.3 months in May from 3.6 in April and 4.6 months in March.
However, the activity in the market segment for properties over $2 million is very minimal. There were only a total of 2 pending sales in May. But compared to 0 in March and April, this is still an increase of pending sales for this market segment. A total of 21 properties were available for sale in this market segment in May, untouched from April and an increase of 1 from March.
The real estate market for the neighborhood of Alamo continues to show an increase of pending sales homes for the past 3 months and even had the highest rate of sales pending for this neighborhood for the last 4 years. Located in the northeast section of Kansas, Olathe is one of the fastest rising cities in the state and the nation as far as population is concerned. Olathe is already a century and a half old and like in any city, is showing its personality in some of its areas. However, some areas are also showing great character as well. Most of its residents are accommodating and friendly and hospitable. There is also a wide option of housing and job opportunities. The city in general also enjoys greater strength through its diversity than elsewhere in Johnson County, with an increase of Hispanic population during the early 2000s.
Economy. There are several commercial and industrial companies that are based in Olathe, including Honeywell, Husqvarna, ALDI, Garmin, Grundfos, and Farmers Insurance Group. There are more employees working at the Olathe branch of Farmers Insurance Group compared to other branches within United States, even if the company is home based in Los Angeles, California. The city still remains to expand, even in this economy, with people preferring to live in Olathe over than the other larger cities in the county like Overland Park, Lenexa and Leawood.
Schools. The are several school districts serving Olathe, one of which is the Olathe School District and the Blue Valley School District. There are 26,894 students enrolled in the Olathe School District as of 2008. The district has 34 elementary schools, 9 middle schools, and 4 high schools: Olathe North, Olathe South, Olathe East, and Olathe Northwest. The schools in these districts are rated among the best in the country, no wonder it's the fastest growing school district in the Midwest.
Transportation. The Johnson County Transit operates a bus system covering the whole county and including Olathe. Traffic can be generally heavy with clogged materials with limited alternate routes and few interchanges in I-35. Freeways to Olathe from other parts of the Metro are some of the busiest among the rest of the freeways in the county with a fair share of the longest commute periods.
The People. Olathe has an amazing sense of community which it has fought to protect so it won't disappear in the rest of suburbia. The people are humble and have a sense of community despite its common physical environment. There's a certain "humanity" in the Olathe suburbs because they're just not as afraid of strangers, stuck up or indifferent. Residents are so welcoming, so amiable and accommodating, and they don't seem to act like you're going to steal their kids just because you smiled at them.
Crime. Crime rates are generally low in Olathe and still persists to reduce as a result of the improvement of their quality of life. Meanwhile, violent crimes are not an issue. The city recorded only three cases last year, and all were just the common drug/domestic violence-related cases. Property crime might be slightly higher than the nearby cities.
While Olathe has experienced amazing growth since the 1980s, this city still has a low average crime rate, state of the art public services, and a variety of affordable housing stocks with many on large areas of land. All of these opportunities are mixed with a friendly atmosphere, with hospitality and community spirit being a part of the lifestyle in Olathe, Kansas. San Jose CA Homes for Sale
The city experienced a 16.76% increase in median sales price from last year going up from $415,363 (Dec. 08) to $484,976 (Dec. 09). In addition, it also experienced a very drastic drop in median days on market. The days on market for a house in San Jose was almost cut in half dropping from 111 days to 63 days (-43.15%). So, there is a pretty significant increase in median sales price, median days on market has fallen dramatically, San Jose must be doing really well! Well it's not so simple. Though the aforementioned statistics did show a marked improvement, the end result was in fact a decline in the total number of units sold. In the city of San Jose 584 units were sold in Dec 08 and 486 units were sold in Dec 09 (a visible drop of 16.78%). One reason for the drop could be the increase in median sales price. Perhaps buyers are not ready for a hike in home prices. Another reason can be ascertained if we compare Sale Price/List Price Ratios. During the month of December in 2008 homes were being sold for 98% of list price whereas in December 2009 homes were being sold above list price, more specifically 101% of list price. Thus, number of units sold could have fallen because buyers are not willing to pay above list price.
Morgan Hill, a neighboring city to San Jose suffered the same exact fate. Morgan Hill CA homes for sale saw an increase in median sales price (2.17%) and a decrease in median days on market (21.51%), however the number of units sold experienced a sharp drop (57.14%). Los Gatos, another neighboring city, suffered a sharp decline of 27.05% in median sales price. On a more positive note, median days on market dropped by almost half (45.95%) for Los Gatos CA homes for sale and there was a negligible increase of 6.25% (16 units sold in Dec 08 vs. 17 Dec 09) in total number of units sold.

It is apparent that the $60,000 drop in home prices caused a ripple in the Berkeley housing market. The drop in prices was enough to cut median days on market by 26.86% and alternatively drove up sales 30.77% by attracting home buyers with lower prices. A similar trend as Berkeley can be seen when analyzing home data for neighboring cities Walnut Creek and Castro Valley. Walnut Creek ca homes for sale saw their median prices slashed by almost 20% but like Berkeley, that in turn caused a drop in median days on market (23.08%) and an increase in number of units sold (5.26%). Same for Castro Valley ca homes for sale - drop in median home prices (8.01%) however a decrease in median days on market (46.08%) coupled with an increase in the number of units sold (26.32%).

Median days on market for a house in the city of Sacramento for December 08 was 47 days compared to 47 days in December 09 (so no change at all). Number of units sold have taken a major beating going down from 1236 units in Dec 08 to 932 units in Dec 09. An increase in median sales price of $18,000 is essentially insignificant and the median days on market remained unchanged, so what caused the 24.60% drop in unit sales? The SP/LP ratio for Sacramento remained pretty constant as well - 99% Dec 08 and 100% Dec 09. Nothing discussed above explains the decline thus we must conclude that an analysis of economic factors like income, employment would be able to best describe situation.
Neighboring cities West Sacramento and Elk Grove did not fare well either. West Sacramento CA homes for sale posted a 14.48% decline in median sale price, median days on market went up 4.63% and number of units sold fell by 13.92%. Elk Grove ca homes for sale did not look good either with a 4.27% decline in median sale price, 26.45% increase in median days on market and a 7.7% decline in number of units sold.

The increase in median sales price coupled with a 39.95% decrease in median days on market should theoretically spell good news but a 51.63% drop in units sold says otherwise. The increase in sales price in this case dissuaded buyers from purchasing new homes.
There is good news for neighboring city Brentwood because Brentwood Ca Homes for Sale saw a modest increase in median sales price of 1.03% and a semi-dramatic increase in units sold of 24.49%. Neighbor Concord also witnessed a small increase of 1.15% in median sales price but Concord Ca Homes for Sale suffered pretty much the same fate as Antioch with a drop of 13.07% in the number of units sold.

We analyzed 5 major cities in the Stockton Market. Sales of November 2009 were compared to November 2008
Median Price Change in Home Prices
All 5 cities analyzed experienced drops in Median Home Prices. The drops are more in line with ones faced by Sacramento market. Unlike the Sacramento for sale market where some cities actually gained in Median Price change (as compared to last year November 2008) Stockton faced county wide drops with no gains for any city. The change in Home Prices ranged anywhere from -2.27% for Stockton For Sale to -14.35% for Lathrop Homes For Sale. The middle section comprised of Manteca Ca Homes For Sale (-13.51%), Tracy Ca Homes For Sale (-6.51%), and Lodi (-6.49%).
Median Days on Market
Although all the analyzed cities showed decline in home values, the Median Days on Market for all the cities are less than they were in November 2008. Dropping home values, thus, is resulting in faster sales. 2 of the 5 cities saw double digit drops in Median Days on Market whereas the rest experienced modest drops. Lodi and Lathrop were the big winners in this category both seeing 15 day drops in days on market - 51 days to 36 days and 43 days to 28 days respectively.
Homes Sold
Overall the homes sold last year in November 2008 were 1019 homes as compared to 744 homes this year in November 2009. Fewer homes were sold this year than last year and this shows that even though dropping house values resulted in faster sales this November, the number of homes sold has been affected adversely. A major reason is the decrease in Bank Foreclosures.
Where have the Bank Foreclosures gone?
Just like North Bay and Sacramento, Bank Reo's have declined in Stockton as well. The drop in bank foreclosures could be attributed to 27% fewer homes sold this November as compared to November 2008. All the cities had double digit decreases in Bank Reo's with the highest 3 being Tracy Homes (-51.44%), Lathrop Homes (-42.11%), and Manteca Homes (-39.56%).
Number of Months Inventory
The largest inventory of homes was in Lodi (6.68 Months) followed by Tracy Ca Homes For Sale (5.82 Months). Manteca Ca Homes For Sale (5.30 Months) and Stockton Ca Homes For Sale (5.32 Months) had the smallest inventories.

The increase in sales price coupled with a 23.41% decrease in median days on market and a 35.71% increase in number of units sold suggests that people are willing to purchase houses despite the increase in sales price. In fact, houses are selling even faster and at a greater quantity compared to December 08.

The stately Devonian era limestone was quarried in 1840 from Johnson County's Coralville Lake, which remains a testament to how resourceful the local people were.
